Looking for a property that offers cottages and historic Inn rooms all with the warmth of a Mt. Desert Island Maine lodge?
The Open Hearth Inn, Trenton Maine is a financially viable property in a prime destination location. The Inn sits on 1.41 acres with superior visibility on Route 3 at the head of Mt. Desert Island Maine. A prime Bar Harbor and Acadia National Park accessible location, right about halfway between Bar Harbor, Southwest Harbor, Bass Harbor and Ellsworth. The very popular Trenton Bridge Lobster, Lunt’s Lobster and Downeast Lobster Pound are just down the street before the bridge heading south.
There are 17 guest units in total – 7 spacious single cottages and 1 double cottage, 4 large guest rooms in the “lodge” building, 1 fully equipped apartment in the lower level of the “lodge” (with fireplace) and another fully equipped apartment in the main building with cathedral ceiling and pine interior and the main house has 3 “inn” style guest suites. A perfect mix for couples or families, something for everyone, and at a very reasonable rate.
The main house was built it 1810 and has 3 “inn” style guest suites. In addition, there is a spacious parlor, dining room with original fireplace and built-ins and this could all be opened up for guests to use as common gathering areas or to serve breakfast. At present, these rooms are not utilized and are just part of the owner’s private space. The owner’s quarters (in addition to the formal living room and dining rooms) offers a spacious den, newly renovated kitchen, an upstairs bedroom with full bath and first floor bedroom with half bath. With town approval, the front parlor and formal dining room would make a great little cafe space with direct access from the original front entry. Open seasonally, but 8 units can remain open all winter (the 9 cottages are closed down and drained). There’s a small putting green on the property, a beautiful 8 person hot tub in the sunroom and a deck with tables for guests to enjoy when they’re not out exploring the island and beyond.
The pine clad office welcomes guests with a lodge feel and is directly off the owner’s space, a wonderful convenience. This is where a continental breakfast was set up in the past. Should new owners wish to continue this, or set up breakfast in the formal dining room or parlor, there certainly is the space to do so. With website updates and social media and marketing efforts, this property could realize an increase in both occupancy and rates, resulting in a nice increase in revenue.
