Bristol Suites is a defining feature on the Noble F. Dunshee Block and is one of the oldest and most historically significant buildings in the downtown area of Bristol, Vermont. When the building was originally built, it housed two shops on the ground floor, a meeting hall on the second floor, and apartments on the third. Extensive renovations upgrading the apartments were done in 1985, and again in 2000, followed by significant restoration of the façade to emphasize the building’s unique architectural features.
Today, the first floor houses the Inn’s dedicated retail shop “Vermont Marketplace” in addition to a retail space currently leased on a month-to-month basis. A dedicated entrance welcomes the lodging guests into a formal foyer, sitting area and hallway which leads to the property’s front desk and sitting area. Just beyond the front desk, a hallway leads guests to a laundry room with coin operated washer and dryer, a shared bathroom and exercise room and the Inn’s two standard “hotel style” guestroom which are spacious, feature high ceilings, and include quality amenities and ensuite baths.
The second floor is home to the “Main Street Suite” which is the owners’ former living quarters. This two-bedroom suite features built in bookshelves and window seats, an open plan living and dining space, a chef’s kitchen with modern appliances, and a private deck with seating and a hot tub. Just across the hall from this accommodation is the Pocock Suite which features three bedrooms, and a full kitchen in the room’s open plan living and dining space.
The third floor of the Inn consists of one, two-bedroom suite and two, one-bedroom suites, all of which feature small kitchens and a comfortable and functional combination of dining and living space. All accommodations are spacious and well designed and benefit from a great deal of natural light carried through the oversize double-hung windows that line the façade and offer stunning views of downtown Bristol and the mountains just beyond.
The Inn is within easy walking distance to all of Bristol’s amenities and mere miles from the Long Trail and Mount Abraham, offering access to dozens of hiking trails, swimming holes and striking waterfalls. Bristol is a true destination location. Guest favorites include swimming at Bartlett Falls, the Bristol Ledges hike and dinner at the destination Bobcat Café which was developed by a notable Vermont restaurateur who calls Bristol home.
Occupancy at Bristol Suites was 49% in 2023, stabilizing from a post pandemic high in 2022 of 61%. The strong mix of leisure and business (primarily college related) travel should continue to sustain occupancy in excess of 50%. The average daily room rate in 2023 was $205.83, reflecting the above average rates charged for the apartment style rooms that define the model at Bristol Suites. Bristol Suites is a well preserved and improved asset that should provide a sound basis for any future lodging and retail operation.
