Lazy Bear Lodge inhabits the qualities of our favorite mountainside Bed and Breakfast properties. The five room Select Registry Inn is within minutes of the Blue Ridge Parkway, Mast General Store, Boone and Appalachian State University, and the upscale mountain towns of Blowing Rock and Banner Elk. The greater market is an established destination and is a flurry of activity in the summer and fall. While Lazy Bear can reach all of the activities and attractions within the area in a matter of minutes, it remains above the bustle and offers guests a quiet mountainside retreat with long range views of the mountains and valleys beyond.
The lodge was purpose built as a Bed and Breakfast in 2005 and current owners (stewards for the last 7 years) have renovated the entire property during their tenure. The lodge sites on 6.2 acres of mountain terrain at an elevation of 3200’ and offers spectacular views of North Carolina’s mountains and valleys. The physical location was built to feature these striking views from every possible position.
The primary living room (the “Great Room”) and dining room share a two-sided fireplace and feature 20′ ceilings with floor to ceiling windows looking out over the expansive deck and to the mountains. Both this space and the dining room have full-length windows and doors which access the back deck with ample seating to enjoy the beauty of the mountains, forests, gardens, and an abundance of wildlife. Three of the five guest rooms also feature views of the mountains with private balconies, as does the Inn’s capacious one level owner’s quarters.
The lodge is well furnished throughout and features a mix of locally made furnishings, wood carved artifacts, tables and art pieces. It is well appointed and in exceptional condition. The amenities, linens, systems and support services are all upgraded and of excellent quality. The Inn has a commercial kitchen, including range/grill, ovens, stainless refrigeration and freezer and Ansul system. As such, the lodge is licensed for full-service restaurant.
The business at Lazy Bear Lodge is well operated with hands-on owner operators. Occupancy was at its high-water mark in 2022 at 65% and although the market could certainly support a sustained occupancy rate in this range, current owners have run the business to suit their personal desires in recent years. Repeat guests are in the range of 30-35%.
Most of the lodge’s business comes from the Carolinas, Georgia and Florida (the majority from the Carolinas and Florida). There are three ski areas in the area and an abundance of hiking, biking, white water rafting and other outdoor activities. The active college town of Boone, North Carolina, is 6.8 miles (15 minutes by car) from the Inn and is the lodge’s “local destination city”. Boone has grown significantly in recent years, due in large part to the expansion of Appalachian State University, which has doubled in size over the last decade.
The lodge is zoned commercially, which is especially important as it would allow for an expansion of rooms or the addition of cabins, which is the greatest area of potential growth. The existing septic system can handle up to 15 guest rooms and can be expanded (the lodge currently has 5).
This is an exceptional asset and business that awaits new owners to enact their vision for the future.
