Willis Graves Bed and Breakfast is an award-winning oasis of luxury and comfort in a classic American setting. Situated on 1.3 acres of carefully manicured lawns and gardens (which are also fully irrigated!), the property includes three historic structures with guest facilities: The Federal Home (built in the 1830s), The Log Cabin (from the 1850s), and The Garden Cottage (somewhat more contemporary, built in the 1940s) as well as an additional storage/utility barn. Each building has been restored and modernized, containing a total of five guest suites, plus an additional private owners’ apartment. Each guest suite has been decorated with period furnishings, which are included in the sale.
The main kitchen features tiger maple cabinets and a huge sit-down island, common areas include both indoor and outdoor dining spaces, and the back-of-house areas include 2 laundry facilities and plenty of storage.
The Bed and Breakfast is only four miles from the Greater Cincinnati/Northern Kentucky airport, minutes from area venues such as The Ark Encounter and the Creation Museum (both big guest draws), and close to several stops on the famous Kentucky Bourbon Trail.
Local amenities include restaurants, parks, and the county fairgrounds within easy walking distance, as well as short drives to all of the urban activities and experiences that Cincinnati has to offer. Several other major metropolitan areas are with in a 2-hour drive, including Indianapolis, IN, Columbus, OH, and Louisville, KY, making this an ideal getaway spot for those desiring a quiet day in the country. Most of the guest suites have exterior entrances, and all of them include mini-kitchens. There is an additional bedroom which can be added to either of the suites in the Log Cabin for group accommodations, which makes this property an ideal destination for both couples and families. Common areas include a large fire pit area with lots of seating and both indoor and covered-porch dining rooms. All fireplaces (including those outside) feature gas logs to reduce risk and liability. Back-of-house features include a large eat-in kitchen with beautiful tiger maple cabinets 2 separate laundry facilities, and plenty of storage throughout the property.

A variety of different restaurants and parks with trails and a championship disc-golf course are literally within easy walking distance. The B&B’s park-like setting has multiple outdoor gathering spaces – even a couple of small free running streams, and since it backs up to the County Fairgrounds (another wonderful event venue), there are no concerns about additional residential development in the area. The proximity to Cincinnati provides easy access to business services and amenities, in addition to urban activities for those guests who want to have a mix of “country life” and “city life” experiences.

Inside this 1000 square foot addition to the main house you will find an oasis with 2 bathrooms (one of which has both a soaking tub and a steam shower!), a great room with both dining and living areas, and a main bedroom complete with a fireplace. Beyond that, there is a small office and a finished basement which could be converted to other uses. The innkeeper space also has a large slate patio with lighting and private fenced in area exclusively for the owners (and their pets).
