South Court Inn is a five-room, adults-only Bed and Breakfast situated on a 2.03-acre estate at 160 South Court Street in Luray, Virginia. The main structure is a neo-Victorian brick manor constructed in 1875 in Luray’s most historic residential neighborhood. The property was acquired and reopened under current ownership in 2022. It carries a 4.9 out of 5.0 TripAdvisor rating across 304 reviews and holds Virginia Green Travel certification.
The Property
The main Inn contains four individually themed guest rooms — The Naturalist (first floor, king canopy bed), The Huntsman (upstairs, queen), The Expeditionist (upstairs, queen canopy), and The Mariner (upstairs, king). Each features a private en-suite bath with heated floors, European-style bedding, in-room entertainment, and robes. A separately situated South Court Cottage on the grounds adds a fifth accommodation: a 785 sq. ft. standalone unit with a queen bed, full kitchen, private bath, and dedicated parking — the property’s most private option and a flexible element for group and buyout bookings.
Owner’s quarters comprise approximately 690 sq. ft. including a bedroom, living area, and private bath, connected to the Inn’s kitchen by a private stairwell with an external entrance — providing meaningful operational separation between Innkeeper and guest spaces.
Daily guest programming includes a multi-course breakfast, morning room service coffee, wine and snacks on arrival, a 24-hour sunroom snack and beverage station, and curated guest packages. Common areas include a living room with chess set and library, covered porch seating, fire pit, and landscaped grounds. The Inn recently added an Inn buyout format for groups and private events; the rear lawn is already suited to small outdoor gatherings.
Outbuildings & Expansion
An agricultural barn and former carriage house are situated on the 2.03-acre grounds in stable condition. Both structures represent potential for additional guest accommodations, a dedicated wedding and events facility, or corporate retreat space — uses that would be consistent with the property’s zoning (Medium-Density Residential, R-2, Designated Use: Bed and Breakfast) and the demand profile of the Luray market.
Physical Plant
The original wood frame structure was converted to brick at construction in 1875. Major systems have been updated under current ownership since 2022, including four zoned heat pumps (second floor, first floor, owner’s quarters, and cottage), a mini-split in the kitchen, and a Rinnai high-efficiency tankless water heater. Guest bathrooms were fully renovated by prior owners. Roof is standing seam metal. The property is served by town water and sewer.
Location & Market
Luray was recently recognized by Travel & Leisure as one of the Top 12 Small Towns in the United States. The town’s hospitality market is anchored by Luray Caverns — 4 minutes from the Inn, Virginia’s most-visited attraction — and Shenandoah National Park and Skyline Drive, 18 minutes away, a year-round destination for hiking, foliage, and scenic travel. Harrisonburg, approximately 35 miles distant, feeds the area’s expanding food and beverage scene.
The property’s most durable structural advantage is its position within the primary weekend drive-market radius of the Washington, D.C. metropolitan area — approximately 90 minutes under normal conditions. Luray’s wider Shenandoah Valley market supports year-round demand through outdoor recreation, agritourism, and cultural tourism.
