Phineas Swann Inn & Spa is an 11 room Inn located in the village of Montgomery Center, Vermont, at the base of Jay Peak Resort in Vermont’s Northeast Kingdom. The business is far from a standard style hospitality property, featuring a wedding barn, a purpose-built spa facility that serves Inn guests in addition to the public, and a variety of accommodations from quality standard style guest rooms to spacious dog-friendly suites.
The Main Inn at Phineas Swann includes most the property’s interior common areas, which include an informal B&B style front desk, large gift shop area, sitting room with fireplace, and the Inn’s dining room with windows overlooking the grounds. This building also includes the residential style kitchen and twin washers and dryers. Above this space is the two-bedroom owner’s apartment which is accessed directly from the kitchen. Just beyond the kitchen is a dedicated office space which leads to exterior entrance/exit points and the Inn’s basement with extensive storage and utilities. The second floor of the Inn includes three bedrooms, two of which have ensuite baths and one with a private bathroom directly across the hall.
An exterior Trex deck, with gas firepit and outdoor seating, runs the length of the back of the Inn and connects the property to the Carriage House with its four spacious dog-friendly suites. The deck also features a hot tub for guest use. The side lawn includes a gazebo, large wedding pavilion, and a flat grassy area for wedding ceremonies or other small events. The Inn also boasts a unique igloo used during winter months for group hospitality and cocktails. Just beyond this space is the Inn’s rustic circa 1880 wedding barn which can hold receptions for up to 125 guests. Sliding barn doors open to two flat grassy areas and canopies can be provided to expand the covered space as needed. A small catering kitchen is in an outbuilding adjacent to the wedding barn and provides ample space for cooking and serving wedding and events guests.
The Inn’s remaining accommodations are in the form of three spacious apartment-style suites. Two of these units include full kitchens, decks, and other special amenities just behind the property on River Street. These accommodations have sensational views of Trout River and conservation land just beyond. The final and most recent guest suite is located above SpaVermont and features a king bed, separate sitting room with fireplace, and a luxury spa style bathroom.
A valuable addition to the property is SpaVermont, a purpose designed space with two dedicated treatment rooms, a relaxation area and reception space, both an infrared and traditional dry sauna, adjacent bathroom with shower, and a large treatment area with fireplace for nail, lash, waxing, and other services. There are two bathrooms in the spa building, one of which is ADA accessible. An exterior deck includes a hot tub which takes in views of the grounds.
The physical asset at Phineas Swann is significant and creates opportunities for new owners looking to hone their hospitality skills or expand streams of income beyond lodging to drive future business growth. The diversity of income streams provides a solid base of business activity in recent years and YTD 2024 performance is trending well above historical performance.
