The Alpine Bed and Breakfast is a four-room inn operating within the 1887 Kincaid-Wade House — a simplified Queen Anne Victorian Cottage listed on the Alpine Historic District — at 403 N 8th Street in Alpine, Texas. Current owners purchased the property in 2019, renovated comprehensively, and have operated continuously since May 2020. The inn is the highest-rated lodging property in Alpine on Google, TripAdvisor, and Yelp, and holds membership in the Texas Hotel & Lodging Association and the Texas Bed & Breakfast Association.
The Property
The main inn retains its original 10.5-foot ceilings, 7-foot windows, hardwood floors, ornate spindlework, original glass transoms, and beadboard paneling throughout. All four guest rooms feature king beds, private en-suite bathrooms with walk-in showers, Brooklinen percale linens, Pharmacopia Verbena bath products, Smart TVs, blackout curtains, and robes. A complimentary made-to-order gourmet breakfast is prepared daily. The four rooms are named for regional landmarks:
Castle Rock — king, walk-in shower and antique clawfoot soaking tub. Chisos — king, ornate fireplace, windows on three sides, private bath across the hall. Eagle Peak — king, walk-in shower ensuite, strong southern-exposure light. Twin Sisters — king, sleeps 3, walk-in shower ensuite, mini-split A/C, and exclusive access to a private yard, patio, and dedicated outdoor hot tub.
Common spaces include a dining room, living room, and 24-hour complimentary beverage station. Outdoor amenities include a wrap-around porch, two hot tubs, a gas fire pit, and patio seating. The property supports a whole-inn buyout format for groups.
Expansion Assets
The sale includes an adjacent 0.42-acre lot at 402 N 9th Street, bringing the total site to 0.88 acres across two parcels. The lot contains a 1,320 sq. ft. metal building currently serving as owners’ quarters, a full RV hookup site (30/50 amp, water, sewer), and open lawn — representing potential for additional guest units, a purpose-built lodging structure, or a premium glamping activation, subject to city approval.
Solar
Panels on both buildings produce approximately 75% of combined annual energy consumption. Owners will retire the solar financing with a full-price offer, conveying this cost advantage to incoming owners at no additional carry.
