Connecticut Bed and Breakfast for sale

July 19th, 2016 by Peter Scherman

Newly Listed!

The Riverwind Inn is a successful Connecticut Bed and Breakfast for sale located in the very heart of the Connecticut River Valley. The Connecticut River Valley is known for beautiful landscapes, quaint villages, colonial architecture and abundant tourist attractions. The Riverwind Inn is near Essex, CT, just minutes from the Connecticut shoreline and the I-95 travel corridor. Comprised of an 1854 Federal style house with a 1987 addition, the Inn features very desirable owner’s quarters, spacious common rooms and 7 guest rooms and suites. Best of all, this Connecticut Bed and Breakfast for sale offers both a solid, stable business and growth potential for new owners.

The town of Deep River dates to 1635. Like many early Connecticut settlements, it was built along the banks of the Connecticut River, a short way upriver from Long Island Sound. The Inn is ½ mile from the waterfront, with easy access to boating and recreation. There are excellent restaurants, unique shops, antique centers, and wonderful museums in abundance. Attractions such as the Goodspeed Opera House and the Essex Steam Train are within 10 minutes of the Inn. The Riverwind Inn is easy to get to: New York City and Boston are 2 hours away.

The Riverwind Inn sits next to the village green on Main Street. The Inn’s 1987 addition was designed to maintain the historic character of the Inn while seamlessly doubling its size. Important architectural details include wide plank floors, reproduction hardware and custom-milled woodwork. The 7 guest rooms vary in size and are tastefully decorated to complement the historic building. Two large common rooms feature impressive working fireplaces and ample comfortable seating. There are two other common rooms – a guest pantry and TV room – as well as two spacious dining rooms! Outdoor seating areas include a large wrap-around porch and lovely gardens.

The ground floor owner’s suite, in the 1854 section, includes a large living room with a fireplace, the Innkeepers’ bedroom and a full bathroom. The kitchen, breakfast dining room and office separate the owner’s domain from guest areas, creating a very comfortable level of privacy.

This classic New England Connecticut Bed and Breakfast for sale is in excellent condition. Maintenance is thoroughly up to date, with many major systems recently replaced. There are antiques included in the sale, too – the Inn truly is “turn-key”!

This fine Connecticut bed and breakfast for sale has a consistent history of profitability: it is a solid bed and breakfast business with a current cash flow that will comfortably cover the cost of financing. The strength of the Connecticut River Valley as a travel destination is well established and growing, pointing to higher occupancy rates in the future. Shouldn’t you learn more about the Riverwind Inn?

Ocracoke Island NC bed and breakfast for sale

July 18th, 2016 by Peter Scherman

The Cove is a very attractive, well maintained 7 guest room Ocracoke NC bed and breakfast for sale. Originally constructed as a duplex, the building has been opened up and added on to, creating a comfortable living room, porch with dining tables, two half baths, as well as operational kitchen, office, and laundry.

The Cove B&B offers a great combination of features that are desirable to travelers. The guest rooms are spacious and the baths are almost all larger than average. All guest rooms have a private balcony or screened porch. The Cove has water views, despite the fact that in Ocracoke, everyone has to drive to the magnificent, wide open (and sparsely populated) beach. To help the guests enjoy the island, the B&B offers bikes, beach chairs and towels. There is a small beach walking distance at Springer’s Point, a 120 acre nature conservancy.

The adjacent cottage for owners or managers on its own lot has two bedrooms, a full bath, full kitchen, living room, laundry, and a delightful screened porch in front. There is also a spacious deck toward the back. A vacant lot, available for purchase separately, is on the other side of the inn’s main building. It serves to protect the view shed as well as affording possible expansion potential.

The Outer Banks of North Carolina have long been a vacation land enjoyed by people from around the country. While the northern sections of the barrier islands have been the most developed and populated, the farther south one goes the more natural the environment becomes with less traffic and fewer people. Ocracoke is a separate island accessed by a relaxing one hour ferry ride (free and operated by the state). This relative isolation is what draws many to Ocracoke. Because it is smaller, simpler, less built up, and has mostly home-grown businesses, it is a throwback to an earlier time that many people really enjoy in our hectic world.

As a wonderful Ocracoke Island NC bed and breakfast for sale, The Cove enjoys a great location with water views, a quiet street and neighborhood away from the bustle of downtown, yet it is very close and convenient to the shops and restaurants that complement a stay in this quaint village.

The bed and breakfast and the owner’s cottage are being offered for the very reasonable price of $795,000. Find additional info at the inn’s website. The Cove is represented exclusively by The B&B Team, Inc. Please contact Peter Scherman, 434-286-4600 for details.

Albemarle County VA Country Inn for Sale

May 13th, 2016 by Peter Scherman

Fun and funky! A riot of color! While High Meadows Inn is an historical property, this Albemarle County VA country inn for sale is anything but stuffy. Sitting on 13 acres in the Town of Scottsville, this 7 room full service inn has incredible room to grow.

This Albemarle County VA country inn for sale is a fascinating cross between the original Federal period home and an Italianate Victorian added later. The original builder was going to tear down the older home after completing the newer one, then had second thoughts. So, can you say “unique?” It houses 5 guest rooms and the commercial kitchen, dining rooms, and owner’s quarters.  And there’s a funky little cottage as well with 2 guest rooms.

The grounds at High Meadows are variable, with lawns, fields, gardens, and acres of woods with walking paths and a secret pond (there’s a fishing pole in someone’s future!). There’s more than enough space for someone to have a garden, fruit trees, chickens, maybe even a goat. Farm to table as a concept couldn’t be closer. And with a full commercial kitchen and restaurant license (the inn was once open to the public for dining), the opportunities are endless.

With adequate parking on property, this Albemarle County VA country inn for sale hosts only periodic weddings, but this is another huge potential revenue stream for a new owner, especially if they could cater the weddings.

Albemarle County surrounds the City of Charlottesville, which is home to the University of Virginia, Thomas Jefferson’s Monticello and James Monroe’s home, Highland. The area abounds with vineyards and wineries, and while the grape vines at High Meadows are “over the hill,” a new owner could revive the vineyard concept. The historic Town of Scottsville has all the necessities at your fingertips, including restaurants, super market, hardware store, and the recreational offerings of the James River, on whose banks the town sits.

High Meadows Inn is priced to sell at the REDUCED price of $725,000. Seller is very motivated. For details, contact Peter Scherman, 434-286-4600 of The B&B Team, Inc.

The Inn is currently part of the Inns at Blackberry Common family but is now offered as a separate entity. It is a well -established business and will keep its’ own brand as a standalone property.

Camden is a quintessential seaside town at the foot of the Camden Hills on Penobscot Bay. Annual events take place year round. Camden is a summer resort destination but there is ample spring, fall and winter business. Camden does not ‘shutter’ when the cooler days arrive. Many of the unique shops and locally owned restaurants are open. Camden is a culinary hot spot! The town never feels too quiet.

The Elms is a fresh opportunity to own a well-respected Inn in Camden, Maine for well under one million dollars. The growth opportunity is ready and waiting for you at The Elms in this popular mid-coast Maine destination location.

Charlottesville VA Vineyard Inn

March 8th, 2016 by Peter Scherman

When we can say that a four guest room bed and breakfast is a member of Select Registry®, has acreage in a prime location, is expandable, AND is financially viable, we have found a gem to offer you! This Charlottesville VA vineyard inn for sale has it all!

Sitting on 7 rolling acres of land that back up to hundreds of acres owned by Monticello (remember Thomas Jefferson?), this B&B was purpose built with loving care by the owner from the finest materials and outstanding craftsmanship. Starting as a humble brick rancher, the original house is now part of one wing that houses two luxury suites with outside entrances. The center section has an overabundance of common rooms for an inn this size including a living room, library, octagonal greeting room with half bath, sun drenched dining room, a sun room, and a spacious kitchen. A deck off the back overlooks the 450 grape vines, rolling hills, and forests of central Virginia. The right hand wing of the B&B has a tasting room and two stunning, modern guest rooms with whirlpools and private decks. Wow!

As if all that wasn’t enough, the upstairs in the center section houses enviable open concept owner’s quarters with a large bedroom, double soaking tub, office and sitting area, a kitchenette, large bath, and giant walk-in closet.

To top everything off, the walk-out basement area of one wing has been roughed in for a 5th legal guest room/suite with views of the vineyard. Other basement areas include enormous amounts of storage, laundry, and, well, room for just about anything! Power out? No problem! There are two on-demand Generac generators to keep the show rolling.

This Charlottesville VA vineyard inn for sale sits on 7+ acres, and an additional 7 acres below the vineyard could be purchased, allowing for further expansion of the inn (another five guest rooms?) or the vineyard itself. The B&B is set up ideally for tastings, so the option to further develop a winery is very real. On the other hand, if a new owner didn’t want to manage the vineyard, the nearby community college has a program and might love to use it as a “classroom.” The property is located 3 miles from Monticello and just 15 minutes from Charlottesville’s Historic Downtown.

The inn offers personalized wine tours, which is a separate business not included with the B&B. However, the symbiotic nature of the relationship will continue, given that the owners will be building their new home on adjacent land from where they will continue with the tours.

The Charlottesville VA vineyard inn for sale was offered at $895,000 and has been SOLD. For further details about this outstanding bed & breakfast with solid cash flow and real growth opportunity, please contact Peter Scherman (434-286-4600) of The B&B Team, Inc.

Island View Inn Maine

March 1st, 2016 by Peter Scherman

Originally built in 1888 as a “summer cottage”, this grand property has primarily served as a private residence for most it’s first century. It was then purchased in the mid 1980s and converted, more recently, to a part-time lodging business known formerly as The Island View Inn in Sullivan, Maine. The inn is now under new ownership and will be open for the 2016 season as The Acadia Bay Inn, offering 7 guest rooms, a gorgeous view and gorgeous private beach area. Sullivan is located about mid-way between Bar Harbor and Schoodic Point, the lesser known part of Acadia National Park.

Dana Moos of The B&B Team® represented the buyers.
