Shenandoah Valley Inn and Wedding Venue For Sale

Sometimes an inn is just an inn, but this Shenandoah Valley Inn and Wedding Venue for sale is so much more!

Sited on a knoll overlooking the rolling hills of the Shenandoah Valley, the Inn at Old Virginia sits on almost 12 acres of land with lush lawns, rolling pastures, and mature trees.

Approached up a paved driveway from the road on the edge of historic Staunton, VA, this Shenandoah Valley inn and wedding venue for sale is a bed & breakfast that exudes “Old Virginia.” The inn is comprised of the main house with two guest rooms with bath (plus office with bath), living room, reception area, gift shop, fabulous and fully equipped commercial kitchen, and dining room in the conservatory with glass walls and ceiling. The pre-Civil War barn viewed from the conservatory was completely renovated in 2000 into 8 luxurious and spacious guest rooms and suites, half with whirlpools. The barn includes laundry facilities.

Staunton, VA sits at the crossroads of I-64 and I-81, both important interstate highways in Virginia. The City has done a marvelous job over the years reinventing itself with a historic downtown streetscape that offers wonderful restaurants, gift and specialty shops. Staunton is home to Mary Baldwin University and Stuart Hall, a co-ed school for grades PreK through 12, including boarding for grades 8-12. Minutes to the north of this Shenandoah Valley inn and wedding venue for sale is Harrisonburg and James Madison University, while to the south in Lexington is Washington and Lee University as well as the Virginia Military Institute. To the east is Charlottesville and the University of Virginia. In short, Staunton is at the heart of education in Virginia!

With colleges and universities come graduates, many of whom want to get married close to their alma mater. The Inn at Old Virginia is ideally located and with the facilities to make this come true. With 10 rooms, it can handle a full wedding party, and there are hotels nearby to accommodate the remainder of the guests. The grounds are spacious and photogenic, affording the opportunity to hold weddings of up to 175. The commercial kitchen is ideal for onsite catering, should an owner wish to develop the food side of the business. A restaurant open to the public is not out of the question, either.

There is a comfortable and separate apartment wing of the main house for owners or managers, making this an ideal inn for anyone seeking a business opportunity and the lifestyle that comes with it. Performance the past few years has been modest due to the owner’s health, but the growth potential is significant, given the property’s perfect setting, size, and facilities for weddings and events as well as luxurious bed & breakfast accommodations.

This beautiful Shenandoah Valley inn and wedding venue for sale is offered exclusively through The B&B Team, Inc. For details, contact Peter Scherman, 434-286-4600.

Kennebunk Inn and Restaurant for Sale

September 9th, 2017 by Janet Wolf

The Kennebunk Inn and Restaurant for sale is an historic hotel located in the heart of Kennebunk Village, a popular Maine southern coastal destination. Since 2003 the current owner/chefs have created a highly successful brasserie and tavern, Academe. Both the lodging and restaurant at the Kennebunk Inn are equally prosperous businesses.

The Inn has 23 rooms on three floors, 14 guest rooms and 9 suites. The rooms have been upgraded during the current owner’s tenure. The polished floors, new furnishings and fixtures in a majority of the rooms complement the historic surroundings that make this property so special. The suites are spacious and include seating areas, with premium pullout sofa beds, some with two bedrooms and some with mini-kitchens. The suites are targeted for families and couples traveling together. The guest rooms for business travelers, vacationing singles and couples. All rooms feature king or queen beds and  a few with twin beds, all with private baths, air conditioning and Direct TV. The range of room and suites sizes, configurations and amenities and rates offer the diverse travelers flexibility and choice.

The Inn’s restaurant, Academe, is a restaurant with local, state wide and national acclaim. The food is “…distinctive Maine, Brasserie-style, featuring fabulous food and friendly, informal service.” Current owner/chefs have ‘worked the crowd’, meaning they participate in food festivals nationally and locally, have been featured on Food Network shows and in countless publications. Plus consistently named an Open Table “neighborhood gem”. This exposure has put the Kennebunk Inn and Restaurant for sale on the map!

The dining room and tavern are open for lunch and dinner and has a 100 seat capacity. Private parties up to 120 and off-site catering is a nice additional portion to the dining business. A private meeting room, Baitler Board Room, can hold up to 18 guests. A courtyard patio located on the side of the building is also available for dining or hang out for guests in warmer weather.

Guests and diners enter the Inn’s entry flanked by a porch with rockers facing the main street. There is a cozy seating area opposite the reception desk. A very warm and welcoming first impression.

The Inn is conveniently located in the heart of the village. Downtown Kennebunk has recently gone through a major revitalization. The streets are lined with over flowing flower beds, new sidewalks and reproduction antique street lamps. Store fronts and buildings have a fresh new veneer and stylish boutique shops have given the main street a new vitality. The Waterhouse Center town ice skating rink is located next door and provides great social activity to the community year round. The historic buildings continue to be the focal points of the community. In addition to the historic Inn, the library, town hall, churches, private homes and mansions and the Brick Store Museum, the Kennebunks history museum, are all prominent historic treasures.

The nearby beaches and the village of Kennebunkport are accessible by car or the town trolley that stops at the Inn. Day trippers have a wide variety of coastal towns, lighthouses and Maine byways to explore. The area is a primary tourist destination which offers a multitude of attractions. A place on many first visit ‘bucket lists’ as well as a ‘return trip’ destination location.

One apartment on the property is currently occupied by staff and two dorm style rooms can be utilized for seasonal help or intern housing. One of the larger suites on the third floor was the owner’s quarters and can be utilized for that purpose again.

This coastal Maine historic hotel, The Kennebunk Inn and Restaurant for sale, is offered for sale for $1,495,000.

Monhegan House- A Maine island inn for Sale

July 28th, 2017 by Janet Wolf

On an island off the coast of Maine is a hotel that speaks the language of the island. Unhurried pace, simple unfettered charm and friendly relaxed ambience. From a recent guest review:

“A place where the simple island life is made memorable.”

The Monhegan House started its’ island life as a simple cape house built in the 1840s. In the early 1870’s, the owners became the first on the island to offer lodging and meals to seasonal visitors. As artists and others began flocking to the island, several renovations and expansions were completed to meet growing demand. Thus starting a long tradition of island hospitality.

Additional renovations throughout the 20th and 21st centuries now provide for 28 guest rooms and a sixty-seat dining capacity restaurant. The restaurant serves breakfast and dinner to guest of the inn, and is a favorite of the general public as well. The spacious commercial kitchen is located just off the dining room and is geared to serve appropriately.

Guests enter the welcoming reception lobby with two inviting comfortable seating areas. A mantle of smooth beach rock surrounds a propane-fired stove. A separate meeting/gathering room offers guests a quiet space to join together for small meetings or for a game of cards or chat with fellow guests with a cup of tea.

On the ground floor there are two suites with private baths and a shared deck. The remaining rooms on the 2nd, 3rd and 4th floors utilize shared bath/shower/toilet/sink facilities that have been recently renovated and are exceptionally clean and maintained throughout the day for guest’s comfort. All rooms offer ocean or lighthouse and meadow views.

There are accessory buildings that include the owner’s cottage, buildings for staff and a workshop. In addition the hotel includes ‘The Novelty’, a popular spot open to the public throughout the day and evening that offers delicious pizzas, fresh sandwiches and salads as well as an extensive selection of wine and beer…and let’s not forget the ice cream!

Monhegan Island is special in so many ways that draws overnight guests, seasonal residents and scores of day visitors back year after year and decade upon decades…

  • The 10-mile ferry ride is part of the total experience! Ride the classic vintage wooden mail boat Laura B or passenger ferry Elizabeth Ann from the mainland at Port Clyde, or a cruise boat that departs seasonally from both New Harbor and Boothbay Harbor.
  • A coastal village with no cars!… just a few resident’s work trucks.
  • No paved roads… just narrow lanes and footpaths.
  • Fishing and lobstering families still live and work by the tide clock.
  • ¾ of the island’s 700 acres is protected in its pristine state by Monhegan Associates, a land trust formed in 1954.
  • Beyond the village the geography of meadows, marches and spruce and pine groves with 17 miles of trails draws birders, photographers, artists and trekkers seeking solitude and breathtaking views.
  • The cliff walk takes you to a headland 160 feet above the Atlantic.
  • The island’s special light and picturesque buildings and grand headlands has inspired generations of painters including 3 generations of the Wyeth family.

But one MUST go there to really experience the magic of this place. The Monhegan House welcomes you.

The B&B Team is pleased to offer this coastal Maine summer hotel that embodies the beauty and charm of a unique place, Monhegan Island.

The Monhegan House has continued to maintain and replace systems and renovate over the years, refreshing the rooms and suites while maintaining an eye for true coastal Maine lodging and dining experience.

From a technical perspective, a new septic system was installed in 2015. An extensive list of repairs and renovations is available.

Embrace the Monhegan experience. The Monhegan House is offered for sale for $1,695,000.

West Stockbridge Massachusetts Bed & Breakfast for Sale

July 10th, 2017 by Janet Wolf

Nestled on the banks of The Williams River is the charming historic Berkshire village of West Stockbridge Massachusetts. Home to the Shaker Mill Inn, a West Stockbridge Massachusetts bed & breakfast for sale. The Inn offers popularly priced yet extensively well-appointed and spacious efficiency guest rooms and suites. All 9 accommodations include either kitchenettes or full kitchens, equipped with mini frig, microwave, toaster oven and coffee maker. Many of the rooms have fireplaces and the Honeymoon Suite has a two person whirlpool tub. Eight of the rooms  feature private patios, decks or balconies. The Inn is  family friendly (pet friendly too!) Some of the rooms have optional connecting doorways and sofa beds, perfectly situated to accommodate families.

The property features beautifully landscaped  gardens with a walking path and water feature. A fire pit and gas grill are located on a good sized lawn area where families and couples enjoy lawn games or just relaxing.

The Berkshires are a four season destination where visitors want to be out and about. Visitors love the warm days and moderate evenings in the summer and early fall. One reason why  the Boston Symphony  Orchestra made Tanglewood and the Berkshires their summer home! Tanglewood’s entrance is minutes away from the Inn. The close proximity to all the attractions in Lenox, Lee, and greater Stockbridge is a major plus.

In the winter months the Inn’s comfortable rooms are perfect to retreat too after enjoying Butternut, Catamount and Jiminy Peak Mountains for snowboarding, tubing, cross country skiing and moderate downhill ski trails.  The ‘average’ room is over 500 square feet, offering beds, sitting areas and abundant space to stretch out and enjoy your getaway!

The small historic village of West Stockbridge has some wonderful qualities. Great little places to dine and explore. How about the oldest family owned hardware store in the Berkshires, or an art gallery coffee shop owned by a renowned National Geographic photographer. The nearby Shaker Mill Tavern is perfect to walk to for a casual meal. In addition there are other village dining options plus an eclectic mix of galleries and shops. The small town qualities of West Stockbridge offer innkeepers a wonderful lifestyle.  A great town to own and grow a business in.

Guests staying at the Shaker Mill Inn enjoy their breakfast in the privacy of their rooms. The rooms are stocked with breakfast items. Baskets with baked goods, fresh fruit, quiches and tarts. Here is what one guest review said about their breakfast experience:

“…we really enjoyed having a light breakfast in our room (quiche in the fridge and bagels/muffins in a basket). The coffee was excellent, and we got to enjoy it in our pajamas in front of the fireplace!”

Current innkeepers have developed a lodging business model that affords guests to remain private, if they choose.

  • Self check-in and check-out
  • Breakfast in the privacy of their room or outside deck or patio
  • A wealth of amenities are provided in the guest rooms plus a list of ‘extras’ available on request
  • Spacious guest rooms allow guests to ‘spread out’ and ‘cocoon’ if desired

This business model also allows innkeepers more free time. Without daily breakfast prep, serving and clean up. Yet the current innkeepers are always available and in communication with their guests. The welcoming personal touch is very evident at the Shaker Mill Inn!

A recent and valuable feature was the renovation of the Owner’s Quarters. This area includes an open floor plan, living room and large eat-in kitchen with all new equipment and expansive counters. There is the master bedroom, private deck with mountain views and master bath and laundry room. The quarters are very private affording the innkeepers a secluded retreat from the Inn.

There is a ground floor utility room that houses laundry equipment, refrigeration, sink, work counter, storage area and mechanicals. There are monitored heat, smoke, CO and cold alarms for the building as a safety feature.

The B&B Team, Inn Consultants LLC is proud to showcase this unique West Stockbridge Massachusetts bed & breakfast for sale offering in concert with Piretti Real Estate Company.
