Shenandoah Valley Inn and Wedding Venue For Sale

Sometimes an inn is just an inn, but this Shenandoah Valley Inn and Wedding Venue for sale is so much more!

Sited on a knoll overlooking the rolling hills of the Shenandoah Valley, the Inn at Old Virginia sits on almost 12 acres of land with lush lawns, rolling pastures, and mature trees.

Approached up a paved driveway from the road on the edge of historic Staunton, VA, this Shenandoah Valley inn and wedding venue for sale is a bed & breakfast that exudes “Old Virginia.” The inn is comprised of the main house with two guest rooms with bath (plus office with bath), living room, reception area, gift shop, fabulous and fully equipped commercial kitchen, and dining room in the conservatory with glass walls and ceiling. The pre-Civil War barn viewed from the conservatory was completely renovated in 2000 into 8 luxurious and spacious guest rooms and suites, half with whirlpools. The barn includes laundry facilities.

Staunton, VA sits at the crossroads of I-64 and I-81, both important interstate highways in Virginia. The City has done a marvelous job over the years reinventing itself with a historic downtown streetscape that offers wonderful restaurants, gift and specialty shops. Staunton is home to Mary Baldwin University and Stuart Hall, a co-ed school for grades PreK through 12, including boarding for grades 8-12. Minutes to the north of this Shenandoah Valley inn and wedding venue for sale is Harrisonburg and James Madison University, while to the south in Lexington is Washington and Lee University as well as the Virginia Military Institute. To the east is Charlottesville and the University of Virginia. In short, Staunton is at the heart of education in Virginia!

With colleges and universities come graduates, many of whom want to get married close to their alma mater. The Inn at Old Virginia is ideally located and with the facilities to make this come true. With 10 rooms, it can handle a full wedding party, and there are hotels nearby to accommodate the remainder of the guests. The grounds are spacious and photogenic, affording the opportunity to hold weddings of up to 175. The commercial kitchen is ideal for onsite catering, should an owner wish to develop the food side of the business. A restaurant open to the public is not out of the question, either.

There is a comfortable and separate apartment wing of the main house for owners or managers, making this an ideal inn for anyone seeking a business opportunity and the lifestyle that comes with it. Performance the past few years has been modest due to the owner’s health, but the growth potential is significant, given the property’s perfect setting, size, and facilities for weddings and events as well as luxurious bed & breakfast accommodations.

This beautiful Shenandoah Valley inn and wedding venue for sale is offered exclusively through The B&B Team, Inc. For details, contact Peter Scherman, 434-286-4600.

The beautifully restored West End Inn was designed by John Calvin Stevens and constructed in 1871. Just two blocks from the Inn, the graceful Western Promenade boasts Olmsted-designed walkways and grand western views across Maine to the White Mountains of New Hampshire and beyond.

West Stockbridge Massachusetts Bed & Breakfast for Sale

July 10th, 2017 by Janet Wolf

Nestled on the banks of The Williams River is the charming historic Berkshire village of West Stockbridge Massachusetts. Home to the Shaker Mill Inn, a West Stockbridge Massachusetts bed & breakfast for sale. The Inn offers popularly priced yet extensively well-appointed and spacious efficiency guest rooms and suites. All 9 accommodations include either kitchenettes or full kitchens, equipped with mini frig, microwave, toaster oven and coffee maker. Many of the rooms have fireplaces and the Honeymoon Suite has a two person whirlpool tub. Eight of the rooms  feature private patios, decks or balconies. The Inn is  family friendly (pet friendly too!) Some of the rooms have optional connecting doorways and sofa beds, perfectly situated to accommodate families.

The property features beautifully landscaped  gardens with a walking path and water feature. A fire pit and gas grill are located on a good sized lawn area where families and couples enjoy lawn games or just relaxing.

The Berkshires are a four season destination where visitors want to be out and about. Visitors love the warm days and moderate evenings in the summer and early fall. One reason why  the Boston Symphony  Orchestra made Tanglewood and the Berkshires their summer home! Tanglewood’s entrance is minutes away from the Inn. The close proximity to all the attractions in Lenox, Lee, and greater Stockbridge is a major plus.

In the winter months the Inn’s comfortable rooms are perfect to retreat too after enjoying Butternut, Catamount and Jiminy Peak Mountains for snowboarding, tubing, cross country skiing and moderate downhill ski trails.  The ‘average’ room is over 500 square feet, offering beds, sitting areas and abundant space to stretch out and enjoy your getaway!

The small historic village of West Stockbridge has some wonderful qualities. Great little places to dine and explore. How about the oldest family owned hardware store in the Berkshires, or an art gallery coffee shop owned by a renowned National Geographic photographer. The nearby Shaker Mill Tavern is perfect to walk to for a casual meal. In addition there are other village dining options plus an eclectic mix of galleries and shops. The small town qualities of West Stockbridge offer innkeepers a wonderful lifestyle.  A great town to own and grow a business in.

Guests staying at the Shaker Mill Inn enjoy their breakfast in the privacy of their rooms. The rooms are stocked with breakfast items. Baskets with baked goods, fresh fruit, quiches and tarts. Here is what one guest review said about their breakfast experience:

“…we really enjoyed having a light breakfast in our room (quiche in the fridge and bagels/muffins in a basket). The coffee was excellent, and we got to enjoy it in our pajamas in front of the fireplace!”

Current innkeepers have developed a lodging business model that affords guests to remain private, if they choose.

  • Self check-in and check-out
  • Breakfast in the privacy of their room or outside deck or patio
  • A wealth of amenities are provided in the guest rooms plus a list of ‘extras’ available on request
  • Spacious guest rooms allow guests to ‘spread out’ and ‘cocoon’ if desired

This business model also allows innkeepers more free time. Without daily breakfast prep, serving and clean up. Yet the current innkeepers are always available and in communication with their guests. The welcoming personal touch is very evident at the Shaker Mill Inn!

A recent and valuable feature was the renovation of the Owner’s Quarters. This area includes an open floor plan, living room and large eat-in kitchen with all new equipment and expansive counters. There is the master bedroom, private deck with mountain views and master bath and laundry room. The quarters are very private affording the innkeepers a secluded retreat from the Inn.

There is a ground floor utility room that houses laundry equipment, refrigeration, sink, work counter, storage area and mechanicals. There are monitored heat, smoke, CO and cold alarms for the building as a safety feature.

The B&B Team, Inn Consultants LLC is proud to showcase this unique West Stockbridge Massachusetts bed & breakfast for sale offering in concert with Piretti Real Estate Company.

Norfolk VA bed and breakfast for sale

June 29th, 2017 by Peter Scherman

Page House Inn is a magnificent three story Georgian Revival Norfolk VA bed and breakfast for sale. Built in 1899 and fully restored in 1991, there are seven guest rooms with baths (some very luxurious), parlor, sitting room, dining room, large kitchen, and owner’s  (and assistant innkeeper’s) quarters in the lower level. Evidence of the quality of Page House Inn is its AAA 4 Diamond award status, the only lodging in Norfolk to boast that award, a status which very few B&B’s achieve.

Located in the historic Ghent District of Norfolk, the inn is next door to the Chrysler Museum and is near a variety of great restaurants. This Norfolk VA bed and breakfast for sale is fed by many local institutions like the Chrysler Museum, Sentara Norfolk General Hospital, Children’s Hospital of the Kings and Daughters, Eastern Virginia Medical School, The Jones Institute for Reproductive Medicine, Old Dominion University, the Hermitage Foundation Museum, and numerous events and festivals that occur in Norfolk. There are great restaurants within walking distance, and all major amenities are nearby.

The B&B offers its guests a highly hospitable experience with spacious rooms and suites that are attractively furnished, baths that are well appointed with granite counters and top of the line fixtures, a plethora of amenities like snacks and drinks available at all hours, and a very friendly staff. The inn is kept immaculately clean and in good condition.

Unlike many urban inns or properties, this Norfolk VA bed and breakfast for sale boasts a geothermal HVAC system and irrigation system for the lovely lawn and gardens. There is adequate off-street parking for the guests. The commercial grade kitchen is large, making for a wonderful place to create magnificent dishes. Spacious common rooms with good flow lend themselves to gatherings, receptions, and small business meetings.

Page House Inn enjoys a solid occupancy rate around 50%, largely on the basis of referrals and repeat guests. In recent years the marketing has not been all it could be, which affords upside potential in new hands. The property itself and the location, plus the beautiful rooms, make Page House Inn an attractive buy at the price of $895,000.

Louisville KY urban inn for sale

June 21st, 2017 by Peter Scherman

The Inn at Woodhaven is a beautiful Louisville KY urban inn for sale with 8 guest rooms located in a residential neighborhood of Louisville, Kentucky. Four rooms are in the main Gothic Revival house built in 1853. Three rooms are in the Carriage House built at the same time, and one suite is in the Rose Cottage, a modern (1998) structure built with great attention to compatible architecture. The entire property has considerable architectural interest that has been formally recognized and has been updated.

Some of the guest rooms have luxurious baths and/or fireplaces, while others have more modest facilities. This creates a range of offerings and price points to appeal to a broader audience.

Benefiting from Churchill Downs, the Kentucky Derby Museum, and all activities equestrian in nature, the this Louisville KY urban inn for sale has built a solid foundation for its business in the Louisville location. The Bourbon Trail and the Muhammad Ali Center are also big reasons for people to travel to Louisville.

The property is about a block from the Waggener School complex (elementary through high school) and a similar distance to Brown Park and Arthur K. Draut Park, both with woods and walking trails. Commercial services including a full complement of retail shopping are only a half mile away.

The Louisville Bed & Breakfast Association has 16 member inns, most of which are in the historic downtown area. This property is in a newer area of the city, which contributes to its high occupancy rate. While not a “typical” neighborhood for a B&B (like the historic district) with other old mansions and homes around it, the St. Matthews area is a combination of commercial, single and multi-family development. The property is surrounded on three sides by the attractive Cypress Pointe Apartments. Given the relatively modest innkeeper’s quarters in the B&B, the adjacent complex could be a viable, legal alternative. Conversely, a huge third floor suite with 2 bedrooms could also be a contender of onsite owner’s quarters.

The business at the inn is very strong, with annualized occupancy in the high 70’s to 80% that surpasses that of most inns, resulting is a very solid business activity value and ROI. Average Daily Rates run around $175 with a correspondingly strong RevPAR averaging around $140.

This magnificent Louisville KY urban inn for sale offers a new owner a solid business in a lovely, vibrant city that can deliver a comfortable lifestyle. For complete details, contact Peter Scherman, 434-286-4600 or Rick Wolf, 207-967-1995. The Inn at Woodhaven is offered exclusively by The B&B Team, Inn Consultants LLC in cooperation with Steve Porter, Realtors of Louisville.
